Airbnb Revenue Management in New York: Rules, Taxes and Pricing by Season

What New York hosts need to know about state and local rules, lodging taxes and seasonal pricing, and how RevWhisper works with New York listings.

By Marisa @ RevWhisperLast updated

RevWhisper works remotely with Airbnb hosts across New York, running pricing, rank tracking and listing work for a flat monthly retainer per listing. Since March 1, 2025, Airbnb and other platforms collect New York's 4% state sales tax plus local sales tax on short-term stays, and counties can add their own registry and occupancy tax. New York City is a separate case: stays under 30 days need city registration and the host living there, so most of RevWhisper's New York work is outside the city.

Does RevWhisper work with Airbnb hosts in New York?

Yes. RevWhisper works with hosts across North America, and anywhere else with enough comparable listings to price against. The work is done remotely, so location isn't a limit. In New York, most of that work is outside New York City, where whole-home short-term rentals aren't allowed. The team runs pricing in PriceLabs daily, tracks your search rank on every open date, and works on your title, photos and amenities. You keep your cleaner and your guest messaging. See RevWhisper Case Studies.

What state rules and taxes apply to Airbnbs in New York?

Since March 1, 2025, booking platforms collect New York's 4% state sales tax and local sales tax on stays under 30 days they handle. If you take direct bookings, you register with the New York State Department of Taxation and Finance and collect it yourself. Counties can also add a short-term rental registry and their occupancy tax, so the total tax depends on your county. Our guide to New York Airbnb law covers the state law in full.

What do towns and counties in New York add?

Towns and villages set their own zoning, permits and occupancy limits, and some resort towns have tightened rules in recent years. Check your town clerk or code office and your county's registry status before you list.

What about New York City?

New York City is a separate case. Under Local Law 18, stays under 30 days need city registration, the host living in the unit during the stay and no more than two guests, so most whole-home short-term rentals there aren't allowed. See what Local Law 18 requires.

How should I price an Airbnb in New York?

Price summer and fall weekends well ahead, since those dates carry most of the year's revenue in resort areas. Set holiday weeks and foliage weekends as their own rates, open single gap nights midweek, and shorten minimum stays in spring. See 2027 Holiday Calendar for Airbnb Hosts.

What should owners check before buying or listing in New York?

How do I know if my New York Airbnb is underpriced?

Three signs show up on the calendar first. Peak weekends book months out at your normal rate. Holiday and event dates fill on the first day you open them. And your occupancy runs well above similar listings while your nightly rate sits below them.

In New York, compare your summer and foliage weekends with listings in the same lake or mountain area, not the whole county.
